The space needs to be contiguous on one floor or vertically contiguous on two floors, with ground or lower levels preferred for public access. Security is a key aspect, requiring separate entrances for public and employees, with a single, secure public entrance for screening. The layout must allow for efficient agency needs, including public access, offices, workstations, and special use spaces, with a minimum column spacing of 20’ X 20’. The successful Lessor must obtain LEED Certification Interior Design and Construction (LEED ID+C). Specific areas will require 24/7 HVAC. Parking & Transportation

Additionally, 77 commercially available employee parking spaces within one walkable block and 51 commercially available visitor parking spaces within a walkable ¼ mile are needed (not included in rent). One or more usable public bus lines must be within a safe walkable ½ mile, with frequent stops. A minimum of three amenities must be within a safe, walkable mile.
