This Request for Lease Proposals (RLP) outlines the government's requirement for a minimum of 3,441 to a maximum of 3,613 ANSI/BOMA Occupant Area (ABOA) square feet of contiguous space in Bartow, FL. The government will not award a lease exceeding 3,965 rentable square feet (RSF). The space must be located in a modern, quality building with sound construction and acceptable to the Lease Contracting Officer (LCO).

• Space Size: 3,441 to 3,613 ABOA sq ft (max 3,965 RSF).

• Building Quality: Modern, quality building, sound and substantial construction, with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition.

• Parking: 29 surface/outside parking spaces required, with 6 reserved for government exclusive use.

• Lease Term: 20 Years, 10 Years Firm, with government termination rights after the firm term (120 days' notice).

• Occupancy Date: On or about August 1, 2026, or upon acceptance of the space, whichever is later.

• Area of Consideration: Bounded by City Limits (North, South, East, West).

• Unique Requirements: Refer to Agency Specific Requirements (Exhibit B) for detailed specifications.

• Security: Facility Security Level 1 requirements apply.

• Environmental: No known hazardous conditions or recognized environmental conditions that would pose a health and safety risk.

• Accessibility: Must meet ABAAS requirements or include improvements to meet them.

• Fire Protection & Life Safety: Must meet Means of Egress, Automatic Fire Sprinkler System, and Fire Alarm System requirements.

• Telecommunications & Data: Specific guidelines for ADP rooms, wiring, and cabling are provided in Exhibit C.

• Seismic: Compliance with RP 8 standards is required, with specific forms and procedures outlined in Exhibit M.

• Lease Term: 20 Years, 10 Years Firm.

• Turnkey Lease: The lease is a fully serviced, turnkey lease where rent covers all Lessor costs, including Tenant Improvements (TIs), operating costs, real estate taxes, and security upgrades.

• Tenant Improvements (TIs): Lessor is responsible for designing and building TIs based on provided information. Design Intent Drawings (DIDs) are required prior to Lease Award.
