Space & Facility Requirements
- Size: 3,967-4,166 ABOA SF (min/max); 4,790 RSF (not to exceed).
- Term: Up to 20 years (full), 10 years (firm).
- Parking: Requires 5 reserved for GOVs, 14 reserved for producers/visitors (including 2 for farm vehicles), and 14 non-reserved for employees. All reserved parking must be within 300 feet of the public entrance, and non-reserved within 0.25 walkable miles. Parking lots must have pull-through capabilities.
- Tenant Improvements: Turnkey with post-award design.
- Environment: Professional office setting, modern design, not within 300 feet of residential areas, no living quarters in the building, and not adjacent to businesses selling alcohol/firearms or drug treatment facilities. Subleases are not acceptable.
- Accessibility & Safety: First-floor space is preferred, or at least one accessible elevator if above ground. The government requires 24/7 access. Offered space must meet fire safety, accessibility (ABAAS), seismic, and sustainability standards. A fully serviced lease is required, and the property must not be in the 0.2-percent-annual chance floodplain.
- Compliance: Offerors must familiarize themselves with telecommunications prohibitions under Section 889 of the FY19 NDAA.
Submission Requirements
Interested parties must submit Expressions of Interest by the deadline, referencing project number 57-39119-27-FA. Submissions must include:
- Authorization letter from the owner if the offeror is not the owner.
- Photos of the space or site.
- For existing buildings: A completed Lease Market Survey Form (MS-2991), building name, legal address, location of available space, layout drawings, and information on building systems.
- For new construction/land: A completed Land Market Survey Form, site/aerial plans, and parcel numbers.
- For both: Rentable and ABOA square feet, date of space availability, parking details, and confirmation of compliance with ABAAS, Seismic Safety, Fire Protection, and NEPA requirements (for new construction).
