Scope of Work
The USDA requires a total of 10,384 to 10,903 ABOA SF (not to exceed 11,941 RSF). This includes:
- USDA Service Center: Minimum 7,206 ABOA SF, Maximum 7,566 ABOA SF (not to exceed 8,286 RSF).
- NRCS Partner: Minimum 3,178 ABOA SF, Maximum 3,337 ABOA SF (not to exceed 3,655 RSF). The space must be within a delineated area in Georgetown.
Lease Term: Up to thirteen (13) years (156 months) full term, with a ten (10) year (120 months) firm term for the USDA Service Center. The NRCS Partner lease will be negotiated separately following the USDA Service Center award. Parking: A total of 74 parking spaces are required, including 6 reserved for government vehicles (within a secured/fenced yard), 26 reserved for producers/visitors (two accommodating large farm vehicles), and 42 non-reserved for employees. A 5,000 SF secured/fenced parking/ware yard with a 12'x15' exterior storage building is also required. Additional Requirements: The space must be compatible with government use, not within 300 feet of residential areas, in a professional office environment, and not adjacent to certain businesses (e.g., alcohol sales, firearms, drug treatment). Subleases are not acceptable. Office spaces must be contiguous on one floor, with 24/7 access. The offered space must meet fire safety, accessibility (ABAAS), seismic, and sustainability standards, and not be in the 0.2-percent-annual chance floodplain. A fully serviced lease is required.
