Statement of Work (SOW) / Performance Work Statement (PWS)

To inspect the sprinkler systems for all 4 buildings at the Ulysses S. Grant National Historic Site.

• Inspect two dry pipe, one wet pipe, and one antifreeze wet pipe sprinkler systems.

• The Visitor Center and Barn require three and five-year inspections, respectively.

• All other buildings require annual inspections.

• Address historic home repairs identified from the previous year's inspection, including:

  • Replacement of sprinklers due to corrosion.
  • Testing of fast-response sprinklers.
  • Reconstruction of the main riser to remove corrosion and allow for backflow.
  • Testing of main drain, waterflow alarm, and valve status.

• All work will be performed under a single contract.

• Project Location: 7400 Grant Rd. Saint Louis, MO 63123.

• Work shall be completed within 30 calendar days of the start date provided on the Notice to Proceed.

• Contractor shall furnish all personnel, equipment, tools, materials, supervision, and services.

• Reports must be submitted to the COR and Saint Louis County Public Works upon completion.

• Contractor must adhere to rules and regulations promulgated by the Secretary of the Interior and applicable park rules.

• Preservation of historical and archeological fabric is required.

• Contractor is responsible for protecting existing utilities and preventing damage.

• Work hours are generally normal business hours (7:00 am to 5:00 pm, Monday-Friday), with exceptions requiring prior consent.

• Contractor must comply with environmental regulations and minimize contamination.

• A site-specific accident prevention plan is required.

• Personal Protective Equipment (PPE) must be used and meet applicable ANSI standards and OSHA requirements.

• Hazardous materials must be stored and handled according to regulations.

• A prework conference may be required.

• Submittals include a Project Superintendent letter, schedule, Schedule of Values, Accident Prevention Plan, Subcontractor list, and Quality Control Plan.

• Photo documentation of existing conditions, progress, and completion is required.

• Weekly safety meetings are mandatory.
