The floor slab in the northern part of the building has been settling since the completion of construction in 2001 and continues to settle. These settlements have caused cracks to develop in the floor slabs, as well as in the non-load-bearing masonry wall, resulting in numerous problems as follows: uneven and out of level floors; trip hazards at doorways due to differential settlement up to one inch between doorways and the floor slabs; cracks in the non-load-bearing masonry walls and lintels at the doorways, causing misaligned door frames; horizontal and vertical cracks in the non-load-bearing masonry walls; vertical cracks in non-load-bearing walls at their junctions with load-bearing masonry walls; out of alignment and cracking of restroom area tiles; and miscellaneous cracking of drywall partitions. The scope of this project is the repair of the existing system architectural, plumbing, and structural systems and replacement of permanently damaged materials. The south portion of the building, which contains the firefighting apparatus, has not been compromised and will not be included in any repair designs. Finishes will match existing/original finish and material selections in the affected areas, and design or selection of a new color/material palette is not part of the scope.Solicitation will contain at least three CLINs, one main CLIN, and two Option CLINs. First Option CLIN is for exterior building repair, and second Option CLIN is for site work.
