The Historic Multnomah Falls Lodge requires replacement of the existing walk-in cooler, freezer and produce cooler. This project is to demolish the existing three coolers, furnish and install new walk-in cooler with walk-in freezer and new produce cooler. Contractor to provide all labor and materials for demolition and complete functional installation. All work is to be done in accordance with applicable laws and regulations. Electrical work to be performed by licensed electrician in the state of Oregon. Contractor to obtain all permits required. All equipment furnished shall have a one-year warranty period from the date of start-up.
Period of Performance: The demolition and installation shall occur no earlier than October 1, 2025 and be completed by February 28, 2026. Installation dates to be coordinated within 45 days of notice to proceed. Period of construction not to exceed 12 calendar days.
The lodge is operated under permit by Multnomah Falls Co. Inc. (MFC). The lodge kitchen will remain open during construction. MFC will provide temporary cooler and freezer during the replacement of the walk-in coolers and freezer. Contractor shall coordinate installation times with MFC and the Contracting Officer to minimize disruptions to business operations.
The following bid item descriptions are general saliant features requested of the coolers. Contractor to submit shop drawings, product data, ancillary equipment and anchor details for approval prior to release for construction. The associated contract drawings are for conceptual use only to show general layout and size required, under no circumstances are the drawings for construction use. The existing wet/glycol fire suppression system has four sprinkler heads within the walk-in freezer and cooler, and two in the ceiling space above. Contractor shall include replacement of these heads and associated draw down of the system, and bringing the system back to operational status. See attached fire suppression system as-builts. After installation of the new coolers the Contractor shall replace any interior kitchen wall, floor, or ceiling to restore to existing conditions.
The magnitude of this construction project is between $100,000 and $250,000.
