  • Proximity: Cannot be near incompatible uses (e.g., liquor establishments, correctional facilities, industrial areas, or residential living quarters within the same building).

Submission Requirements

  • Capabilities Statement (Optional but encouraged): For SDVOSB, VOSB, and Small Businesses, this should include VIP registration (for VOSB/SDVOSB), SAM.gov registration, three similar projects completed in the past five years (3-page limit), evidence of bonding capacity ($100,000 bid bond, P&P bonds), and financing capability.

Eligibility & Set-Aside

The NAICS Code is 531120 (Lessors of non-residential buildings) with a small business size standard of $47 million. The VA is conducting market research to determine if the acquisition should be set aside for SDVOSB or VOSB concerns. All small businesses and open market sources are encouraged to respond.
