Quick Summary
The Department of Veterans Affairs (VA) is conducting market research (Sources Sought) to identify capable sources for a new lease of clinical space for a Veterans Community-Based Outpatient Clinic (CBOC) in Bay Shore, NY. The VA requires approximately 5,660 ANSI/BOMA (ABOA) square feet within the 2nd Congressional District, with occupancy needed by September 1, 2026. This notice aims to determine if the acquisition should be set aside for Service-Disabled Veteran-Owned Small Businesses (SDVOSB), Veteran-Owned Small Businesses (VOSB), or Small Business concerns, or proceed with Full and Open competition.
Scope of Work
The required space must be contiguous, preferably on the ground floor, handicapped accessible, and ADA compliant. It can be new construction or a modernized existing space. The location must be within a delineated area bounded by Southern State Parkway (North), Route 111 (East), Great South Bay (South), and Wellwood Avenue (West). Public transportation access within a walkable mile is also required. The VA seeks a 15-year lease (10-year firm), structured as a full-service lease where the Lessor provides utilities, janitorial, basic cable, guest Wi-Fi, CCTV monitoring, security system maintenance, preventative/corrective maintenance, HVAC, garbage removal, common area maintenance, insurance, window cleaning, snow removal, pest control, and 50 on-site parking spaces.
