Statement of Work (SOW) / Performance Work Statement (PWS)

This project aims to correct the Building 100 envelope moisture barrier at the Anchorage VA Medical Center to prevent moisture intrusion into wall cavities and repair existing moisture surface damage.

The contractor shall provide all materials, equipment, labor, and supervision to complete the following tasks, referencing specific details on construction drawings (Sheet G1.00):

• Air Handling Room Penthouses: Remove and reinstall exterior corrugated siding, provide 3" rigid insulation with fiberglass furring strips, patch and repair the air barrier, and address interior wall repairs (gypsum board, vapor retarder, painting).

• Stairs to/from Roof/Penthouse: Remove and reinstall doors/frames, top landing steps, and gypsum board; repair or replace the vapor retarder; modify and reinstall doors/frames around new door sills; and reinstall top landing.

• Louvers: Remove and store louvers, remove interior wall finish and duct insulation, inspect and seal wall cavities, replace insulation and vapor retarder, and reinstall or replace louvers.

• Roof Access Stair Penthouse: Remove and replace metal panels and mounting frame, air barrier, and scuppers; add 3" rigid insulation; and provide new vertical corner pieces and metal coping.

• Atrium Walls: Remove and reinstall exterior metal panel siding, provide 3" rigid insulation with fiberglass furring strips, patch and repair the air barrier, and provide vertical corner pieces and metal coping. Also includes creating a sill dam and cleaning framing/glass.

• Glazed Curtain Walls: Remove and infill curtain wall sections with exterior wall type, install fixed windows and doors, rebuild parapet and replace coping. Also includes filling space around beams with spray foam, replacing ceiling, and cleaning/replacing glazing.

• Seismic Joint & Stair HVAC Details: Rebuild and replace seismic joint at door from facilities office to link roof. Disconnect, abandon, and reconnect plumbing lines for HVAC units above ceiling, and add new access door to ceiling.

• Place of Performance: Anchorage VA Medical Center, 1201 N. Muldoon Rd., Anchorage, AK 99504.

• Period of Performance: 240 calendar days from receipt of the Phase I Notice to Proceed.

• Coordination: All construction activities are secondary to the Medical Center's mission and may be subject to restrictions regarding business hours, noise, fumes, and vibrations. The Contracting Officer has final authority.

• Infection Control: Strict adherence to internal infection control risk assessments (ICRAs), including prescribed barriers and pressure controls, is mandatory.
