Statement of Work (SOW)

Main Building Exterior Renovations:

• Replace 16 windows (12 on the parking lot side, 6 on the ocean side) in kind.
• Board up one gable vent to prevent air infiltration into the attic.
• Install new solid soffit on the upstairs room to match existing soffits.
• Paint a small soffit area to match the existing soffit color.

Demolition Tasks (Main Building):

• Remove 12 parking side windows.
• Remove 6 ocean side windows.
• Remove vented soffit.
• Remove existing gable vent and surrounding trim.

**Installation Tasks (Main Building):

• Infill gable vent opening with exterior-grade plywood, sealed with a waterproof membrane and covered with PVC board or a non-functioning decorative gable vent, painted to match existing exterior.
• Re-flash windows to ensure water tightness.
• Install new windows and white PVC trim, matching existing material and color.
• Install new solid soffit (upper room section only), matching existing material and color.
• Paint soffit area (upper room section only) to match existing color.

Wet Room Renovations (Both Men's & Women's Bathrooms):

• Tear down existing ceiling sheetrock.
• Remove and install new mini-splits.
• Grout bathroom floors for a finished look.

Demolition Tasks (Wet Rooms):

• Remove lights, intercom, fire alarm, and accessories.
• Remove ceiling sheetrock and insulation.
• Remove mini-splits.
• Haul away all accumulated trash in accordance with local environmental requirements.

Installation Tasks (Wet Rooms):

• Install new insulation (reuse existing if in good condition).
• Install new mold-resistant and moisture-resistant sheetrock in the ceiling, finished to a Level 4.
• Prime and paint the ceiling with anti-microbial paint.
• Install new lights, fire alarm, accessories, and trim.
• Apply new grout to tile (stain) for a finished look.
• Install new mini-splits.

Discovery of Rot/Decay:

• Contractors must immediately notify the contracting officer and provide a cost estimate for repairs if rot or unsuitable substrate is discovered. No repair work shall proceed without written authorization via a formal change order.

• Work commencement: No later than 10 days after notice to proceed.

• Completion: 84 calendar days after contract award.
