Scope of Work

The selected contractor will provide general construction, alterations, mechanical, and electrical work to replace existing HVAC equipment in Building 1 of the main hospital. Key tasks include:

• Disconnection and Removal: Existing HVAC equipment.
• Installation: New equipment, including Government-Furnished Equipment (GFE) such as 34 Fan Coil Units, 12 Air Terminal Units, 1 Air Handling Unit 57, 1 Condensate Pump, and ductwork for 6 South. The contractor must inspect GFE and procure any additional necessary equipment at no extra cost to the government.
• HVAC Services: Maintain services for occupied spaces during replacement.
• Hazardous Material Abatement: As required.
• Restoration: Construction-affected spaces for patient care, including Level 4 finishing for affected walls and replacement of drop ceilings.
• Mechanical Requirements: Install gravity-type drain pans (condensate pumps not allowed) and replace leaking valves.
• Site Coordination: Perform site investigations, relocate utilities, and coordinate ward/room closures sequentially with VA staff.
• Containment & Safety: Construct Infection Control Risk Assessment (ICRA) barriers outside normal operating hours and perform work within containment zones during daytime to minimize disruption. Adherence to ICRA, Interim Life Safety Measures (ILSM), and hazardous materials abatement protocols is mandatory.
• Hospital Operations: Minimize disruptions to patient care. Utility shutdowns require 21 Federal Working days' notice.
• Warranty: A one-year warranty is required for all equipment (GFE and Contractor-Provided Equipment) from the date of beneficial occupancy.
