Scope of Work

The contractor will provide all plant, labor, equipment, transportation, and tools for a comprehensive conversion, encompassing civil, mechanical, electrical, plumbing, fire protection, communications, architecture, and structural disciplines. Key aspects include:

  • Interior Renovations: Comprehensive interior finishes, ADA-compliant restroom upgrades, and construction of a new tool room.
  • HVAC Systems: Design and installation of two separate HVAC systems for administrative/classroom areas and the training bay; the hangar space will remain unconditioned. Specific load assumptions and integration with Johnson Controls DDC are required.
  • Fire Protection: Demolition of the existing AFFF sprinkler system and installation of a new wet pipe system covering the entire hangar, including a new fire pump and fire alarm control panel (FACP).
  • Electrical Upgrades: Demolition and installation of electrical systems, including a new 750 kVA primary transformer and GFCI receptacles in specific areas.
  • Structural Modifications: Removal of one Mega door with wall infill, and construction of a fire wall between the UMT Training Bay and the rest of the hangar.
  • Hazardous Material Abatement: Responsibility for abatement, removal, and disposal of specified hazardous materials such as fluorescent light bulbs, PCB-containing ballasts, smoke alarms, mercury thermostats, asbestos-containing materials (ACM), lead-based paint (LBP), and mold.
  • Lighting & Roofing: Installation of new high-bay LED lighting and replacement of existing roof insulation with spray foam.

  • Compliance: All work must adhere to the Statement of Work (SOW), Facility Sustainment, Restoration, and Modernization (FSRM) Planning Charrette Report (PCR), AF requirements, UFCs, ETLs, local/national codes, Columbus AFB Installation Facility Standards (IFS), OSHA, and environmental regulations. Sustainability requirements include High Performance and Sustainable Building (HPSB) Guiding Principles.
