Contract Details

  • Type: Enhanced Use Lease (EUL)
  • Term: One 20-year base period with two consecutive 10-year option periods.
  • Rent: Fair Market Value Rent, determined by appraisal, with a 3.0% annual escalation. Re-appraisal is mandatory every 10 years for leases over 10 years.
  • Condition: Land is available "as is," "where is," with no warranties.
  • Utilities: Tenants are responsible for infrastructure development costs; connection to existing NASA infrastructure may be available via a Reimbursable Space Act Agreement (RSAA).
  • Environmental: Phase I Environmental Site Assessments are available. Wooded areas may require endangered bat surveys if tree clearing occurs. A groundwater use restriction applies to the entire ATF.
