Scope of Work
The contractor will provide comprehensive management, tools, supplies, equipment, transportation, parts, and labor for the maintenance, repair, and replacement of 52 automatic doors identified in Appendix B. Key tasks include:
- Quarterly Preventive Maintenance (PM): Inspections, cleaning, oiling, adjusting, and replacing parts as needed, adhering to manufacturer specifications and ANSI A156.10, A156.19, A117.1 (ADA), and A156.27 standards. Consumable items under $25 per door are included.
- Unscheduled Service Calls: Routine calls require an 8-hour response during normal operating hours (M-F, 7 AM - 4 PM), with immediate (1-hour) phone/email/text response upon notification.
- Repairs and Replacements: Perform repairs using manufacturer-specified parts. Door replacements, upon COR request, require a detailed proposal and come with a one-year warranty.
- Personnel: Technicians must be AAADM certified with a minimum of two years of experience.
- Estimated Workload: Annually, this includes approximately 104 hours for PM (52 instances/quarter), 80 hours for repairs (16 instances), and 20 hours for door replacement (1 instance).
