Project Description
This project involves comprehensive repairs to the existing heating, ventilation, and air conditioning (HVAC) system within Building 1130 Annex. A third-party retro-commissioning identified numerous issues, many of which have been resolved, but several critical items remain. This procurement seeks to correct these outstanding deficiencies in accordance with the provided Statement of Work (SOW).
Scope of Work
The SOW details significant repairs and upgrades, including:
- Major Component Replacement: Replacing temperature, pressure, humidity, and air monitoring sensors on both air handlers; replacing the supply air fan bearing on AHU 2; and replacing the Belimo control valve for the air damper on CRAC 1.
- Ductwork Modifications: Replacing approximately 8 feet of flex duct at each VAV box with insulated hard duct.
- Ventilation System Upgrade: Replacing two Energy Recovery Ventilators (ERVs) with dedicated outdoor air systems (DOAS) featuring DX cooling and electric heating coils. DOAS-1 requires 353MBH cooling, and DOAS-2 requires 420MBH cooling.
- VAV Box Replacement: Replacing 17 undersized Variable Air Volume (VAV) boxes based on simulated airflow data, potentially including hot water reheat coils and new isolation valves.
- System Integration & Testing: Integrating new equipment into the current building automation system and performing a test and balance of the entire HVAC system per UFGS 23 05 93.
- Performance: All work must comply with UFC, UFGS, IBC, IPC, SCDHEC, NEC, NESC, NFPA, EPA, and Shaw Air Force Base Design and Construction Standards, maintaining ADA compliance. The project duration is 210 calendar days (15 mobilization, 150 construction, 45 close-out), with work phased to accommodate building occupancy.
