Statement of Work (SOW) / Performance Work Statement (PWS)

To repair and upgrade the men's and women's bathrooms and the women's lounge areas to improve their condition, functionality, and overall quality.

• Install plastic sheeting with zippers over entrance doors for dust containment.

• Cover return grills with MERV 8 filters during the project.

• Provide mechanical ventilation to keep dust out of corridors.

• Dispose of items left in the women's lounge (except mirror).

• Replace all toilet partitions with solid Phenolic type, matching existing dimensions and color.

• Replace all toilets with commercial, elongated, white, 1.6GPM, preferably Kohler, including flanges, seals, bolts, and in-wall cleanouts with 12"x12" access panels.

• Replace all plumbing under sinks, including water stops.

• Provide 18"x36" mirrors above each sink.

• Replace all ceiling tiles with drop-in tegular, white, fine fissure tiles.

• Replace all ceiling diffusers/vents with white.

• Replace all ceiling lights with drop-in LED, matching existing color.

• Provide a 4" exhaust fan and ducting centered above each toilet, routed to the exterior, controlled by a commercial stainless-steel mechanical timer switch.

• Demolish all floors, wall tile, and wallboard behind it.

• Provide 5/8" cement board for new wall tile.

• Prepare all floors and walls to accept new ceramic tile, matching provided photos for color, accent, and size.

• Replace marble thresholds in-kind.

• Install new wall tile to approximately 5' AFF, with top piece bullnosed.

• Prepare all gypsum walls to Level 4 IAW GA 214, using mold-resistant wallboard.

• Prime and paint all wall areas not covered by ceramic tiles, including window returns, door frames, etc., with two coats of eggshell paint.

• Install 18"x18” metal louvers in all doors, painted to match door color.

• Use epoxy for all grout.

• Provide and install two paper towel dispensers and one toilet paper holder per toilet.

• Fill dispensers and holders with paper products.

• Repair all doors to close correctly.

• Prepare, prime, and paint all heater covers.

• Replace approximately 30LF of below-ceiling pipe insulation.

• Repair any holes in the lounge block wall.

• Provide a portable toilet.
