Statement of Work (SOW) / Performance Work Statement (PWS)

To repair and upgrade the men's and women's bathrooms and the women's lounge areas to improve their condition, functionality, and overall quality.

• Install dust containment measures, including plastic sheeting with zippers and MERV 5 filters for return grills.

• Provide mechanical ventilation to keep dust out of corridors.

• Replace all toilet partitions with solid Phenolic type, ensuring continuous piano hinges and minimal gaps.

• Replace all toilets with commercial, elongated, white, 1.5 GPM, preferably Kohler, including new flanges, seals, and bolts.

• Replace all urinal and toilet water piping, including in-wall piping, with 2" pipe. Provide accessible cleanouts with 12"x12" access panels for each toilet and urinal.

• Disconnect, store, and reinstall the existing hot water heater, and replace the temperature and pressure (T&P) relief valve.

• Install a new code-compliant water heater on an approved galvanized stand with a galvanized drain pan.

• Install a 1-inch schedule 40 PVC drain line routed to the exterior.

• Install an electric tankless hot water heater in the adjacent breakroom under the sink (Eemax model Sp3512 recommended).

• Replace existing urinals and associated water lines, valves, and drain piping.

• Replace both counters with solid quartz, approximately 8' long each, with no backsplash.

• Provide two undermount white ceramic sinks with chrome faucets (no pop-ups).

• Replace all plumbing under sinks and in-wall water stops with ¼ turn stops.

• Install 18"X36" mirrors with stainless-steel frames centered above each sink.

• Replace all ceiling tiles, diffusers/vents, and lights with LED fixtures matching existing color.

• Install 4" exhaust fans and ducting above each toilet, routed to the exterior.

• Provide commercial stainless-steel mechanical timer switches for exhaust fans.

• Demolish all floors, wall tile, and wallboard behind the tile.

• Install 5/8" cement board for new wall tile.

• Prepare all floors and walls to accept new ceramic tile, matching existing colors and layouts.

• Replace marble thresholds in-kind.

• Install new wall tile to approximately 5' AFF, with bullnosed top piece.

• Use epoxy grout for all tile work.

• Prepare all gypsum walls to level 4 IAW GA 214, using mold-resistant drywall.

• Install 18"X18” metal louvers in all entrance doors.

• Provide and install paper towel dispensers and toilet paper holders for each bathroom.

• Repair all doors to ensure they close correctly.

• Prepare, prime, and paint all heater covers and below-ceiling pipe insulation.

• Provide a portable toilet.

• Period of Performance: No later than 120 days after notice to proceed.

• Submittals: Include Site-Specific Safety Plan, OSHA 300A Logs, Activity Hazard Analyses, Quality Control Plan, preconstruction submittals, shop drawings, product data, test reports, manufacturer's instructions, and O&M data.

• Inspections: Follow a three-phase inspection process (preparatory, initial, follow-up) and contractor punch-out inspections.

• COVID-19 Requirements: Adhere to HPCON levels for installation access, including vaccination status or negative COVID-19 test results, and mask usage.

• Prohibited Items: Strict adherence to DSCR's list of prohibited items, including weapons, contraband, and certain chemicals.

• Environmental Requirements: Comply with all applicable federal, state, and local environmental laws and regulations, including green procurement guidelines and stormwater discharge requirements.

Statement of Work (SOW) / Performance Work Statement (PWS)

To repair and upgrade the men's and women's bathrooms and the women's lounge areas to improve their condition, functionality, and overall quality.

• Install plastic sheeting with zippers over entrance doors to contain dust.

• Cover all return grills with MERV 5 filters during the project.

• Provide mechanical ventilation to keep dust out of the corridor.

• Replace all toilet partitions with solid Phenolic type, matching existing size and dimensions.

• Install stainless hooks on the back of all doors.

• Replace all toilets with commercial, elongated, white, 1.5 GPM, preferably Kohler, including new flanges, seals, and bolts.

• Replace all urinal and toilet water piping, including in-wall piping, with 2" pipe.

• Provide accessible cleanouts for each toilet and urinal with 12"x12" access panels, painted to match wall tile.

• Disconnect, store, and reinstall the hot water heater.

• Replace the existing temperature and pressure (T&P) relief valve with a new code-compliant valve.

• Install the water heater on an approved, preferably galvanized, stand.

• Provide and install an approved, preferably galvanized, drain pan beneath the water heater.

• Install a schedule 40 PVC 1-inch drain line routed to the exterior.

• Provide and install two white, flush urinals (prefer Kohler, 1.0 GPM minimum per flush, prefer Sloan flushometer).

• Provide two undermount white ceramic sinks.

• Replace all ceiling tiles with drop-in tegular, white, random textured.

• Replace all ceiling diffusers/vents (white).

• Provide 5/8" cement board for new wall tile.

• Prepare all floors and walls to accept new ceramic tile.
