Scope of Work

The requirement is for secured warehouse and outdoor parking space. The facility must be located within Bedford city limits and have easy access to a public road.

Warehouse Facility:

  • Minimum 2200 sq ft total space.
  • At least 1800 sq ft must be insulated and heated workspace with 10' ceilings, a bathroom with hot water, washer/dryer hookup, standard electrical outlets (at least 7 are 20 amps), adequate lighting, concrete floor, and capable of accommodating two 24' F550 fire trucks and smaller vehicles.
  • Includes gas unit heater(s), three 10'x8' overhead garage doors with openers, and dedicated 220-volt outlets for an air compressor and welder.
  • Remaining square footage can be unheated but must be enclosed on at least two sides, with 10' ceilings and concrete or gravel floors. If fully enclosed, it must have at least one overhead garage door or securable door (min 10'x8').

Outdoor Parking Space:

  • Minimum 70' x 100' unobstructed space for vehicle turn-around and storage.
  • Must accommodate two 26' trailers, four 16' trailers, and six crew cab long bed pickup trucks.
  • Parking surface must be gravel or better with proper drainage.
  • Secured with a minimum 6-foot chain-link fence, plus three strands of barbed wire on top (7' total height), and a 12' wide x 7' high chain-link gate.

The property must be maintained (mowed, brushed, neat), include security lighting for warehouses and parking areas, and allow for tenant-installed security systems in conditioned/heated spaces. Tenant will pay for utilities (sewer, water, electric, phone, natural gas).
