The A/E firm will provide comprehensive design services for a primarily electrical infrastructure upgrade. This includes design development, detailed design work, and preparation of detailed construction documents. Key tasks involve:

  • Investigations and evaluation of existing areas and systems, including staff interviews.
  • Designing within the construction budget, fully compliant with VHA Construction Publications, current VA standards, design guides, and all relevant codes (mechanical, plumbing, electrical, fire protection, seismic, life safety).
  • Developing a phase plan to minimize facility impact during construction.
  • Conducting site visits for data gathering and verification of existing conditions.
  • Providing a written synopsis for potential construction bidders.
  • Utilizing SEPS and FOR REFERENCE SEPS Models where applicable.
  • Establishing a secure file-sharing website (Procore or Oracle preferred) for correspondence and submittals, with costs included as a separate line item.
  • Hiring a third-party firm for fire protection and life safety reviews at 60% and 100% design submissions.

Deliverables include Preliminary Layout, Schematic Submission, Design Development Submission (35%), Construction Documents Submissions (60%, 90%, 100%), Bid Document Submission, Conformed Drawings, and As-Built Drawings.
