Scope of Work

The selected subcontractor will provide comprehensive preventative and corrective maintenance services for Trane CenTraVac chillers and refrigerant monitors. Preventative Maintenance includes: quarterly general operation checks, control system verification, refrigerant charge checks, purge unit inspection, sensor calibration, oil level checks, electrical termination checks, safety interlock testing, and system performance reviews; semi-annual lubrication; and annual full system operational tests, compressor oil sampling/analysis, oil/filter replacement, megohm tests, purge system cleaning, starter/VFD inspection, and vibration analysis. Corrective Maintenance involves diagnosing and repairing mechanical, electrical, or control system faults; replacing defective parts; refrigerant recovery, evacuation, and recharge; leak detection; functional tests; and condenser/evaporator tube cleaning. All tasks require detailed reporting and adherence to manufacturer recommendations. A mobile device application must be used for service data download.
