Scope of Work
The contractor will provide maintenance, inspection, adjustment, calibration, repair, and replacement services for fire alarm systems, including smoke/heat detectors, modules, strobes, and 20 Simplex fire panels across 19 buildings (e.g., Buildings 2, 3, 3A, 4, 4A, 5, 13, 14, 15, 65, 68, 83, 88, 90, 93, 120, and 129). The scope also covers maintenance for 6 wet and 11 dry sprinkler systems (including standpipes) and 4 kitchen hood systems. All testing and inspections must adhere to the most recent edition of NFPA 72.
Exclusions: The contract explicitly excludes the entire sprinkler systems, extinguishers, fire pumps, and general sprinkler system repair/service/maintenance/testing. Fire dampers are also excluded. However, repairs to flow switches, tamper switches, modules, or communication devices attached to backflow preventers are included. Programming needs for Simplex systems will require coordination with Johnson Controls.
Performance Requirements
- Emergency Services: 24/7 availability with a 4-hour response time and 24-hour repair completion.
- Routine Maintenance: Monday-Friday, 8:00 am - 5:00 pm (excluding Federal Holidays).
- Service Frequency: Semi-annual inspections for both fire alarm and sprinkler systems.
- Reporting: Provide written reports on system conditions and detailed documentation of test results.
- Personnel: Contractor employees must comply with VA security policies, including background checks.
