• Ceiling Removal/Installation: Floating ceilings in specific areas will be temporarily disassembled, protected, and reinstalled. Damaged components must be replaced, and any opened hard ceiling areas patched.
• Temporary Heating: Not required unless work is performed in winter, in which case the building must be heated to above 55 degrees F.
• Office Trailer: No office trailer is required.
• Concrete Pads: Existing concrete pads are to be used and leveled by the Contractor; no new pads are required, and no prep work details will be provided.
• Patching/Painting: Patching of hard ceiling areas is required where diffusers are moved. Painting will be limited to one coat of primer and two coats of paint for the patched areas only.
• Seismic Bracing: Not required.
• Split Systems: Considered commercial off-the-shelf and exempt from the Buy American Act.
• Duct Insulation: Fiberglass FSK insulation is required; R8 air space bubble duct wrap is not acceptable.
• Fan Coil Units: Fan coil units and associated ductwork are to be removed as per Drawing MD-102 Keynote A.
• Piping: Surface mounting of piping is acceptable; cutting sheetrock is not required for this.
• Duct Air Leak Testing: Contractor must meet SMACNA seal class C requirements.
• Water Balancing: Not required.
• Wiring Methods: Flexible wiring methods (MC or NM cables) are not acceptable, except for short lengths for specific equipment. Rigid steel conduit or EMT is required.
• Outdoor Condensers: Receptacle outlets are recommended to be added within 25 feet of outdoor equipment locations as per NEC 210.63.
• Technical/Past Performance: Requirements are included in the required Solicitation Survey.
• Condensate Drain: Routing is shown on M-103, piped to the exterior and terminating 1' above grade in an architectural UV resistant sleeve.
