Scope of Work
The contractor will provide corrective maintenance and documentation for fire alarm, sprinkler, and kitchen hood systems across various buildings at the WCHCS Medical Center. The primary objective is to ensure all facilities meet fire code safety requirements by addressing existing deficiencies.
Specific tasks are categorized into three Contract Line Item Numbers (CLINs):
- CLIN 0001: Repair kitchen hood deficiencies at NFS, Canteen, and CLC locations, including manifold repair, nozzle replacement, and hydro testing. Specific deficiencies include K-class fire extinguishers needing 6-year hydro service.
- CLIN 0002: Address annual service deficiency findings, such as battery replacement for Fire Alarm Control Panels (FACPs) and Battery Protection Systems (BPS) in the Parking Garage and Buildings 5, 6, 33, and 37. This also includes sensor replacement.
- CLIN 0003: Complete quarterly sprinkler deficiency repairs across multiple buildings (1, 5, 6, 7, 8, 12, 13, 20, 22, 33, 34, 36, 37, 45). This includes 5-year internal inspections, valve and gauge replacements, and signage installation. Numerous specific deficiencies are detailed in attached reports, such as missing signs, faulty gauges, and non-functional flow switches.
Key Requirements
- Compliance: All work must adhere to the latest NFPA standards (e.g., 4, 10, 13, 25, 70, 72, 75, 80, 92, 96, 101, 204), Joint Commission standards, OSHA, and manufacturer requirements.
- Personnel: Field Service Engineers must be factory-trained and certified by the manufacturer for Notifier Fire Alarm systems, sprinklers, and Ansul. A NICET-Level 3 certified supervisor and NICET-Level 1 certified technicians are required.
- Parts: All replacement parts must be Original Equipment Manufacturer (OEM).
- Reporting: Daily field service reports and detailed written service reports (within 10 business days) are required.
- System Integrity: Systems must not be left out of service overnight or weekends without written COR permission. Fire watch may be required.
