This contract requires comprehensive annual preventative maintenance for a wide range of HVAC systems, including Split System HVAC Units, Mini-Split and VRF Systems, Make-Up Air and Exhaust Systems, Walk-In Coolers and Freezers, and Fire Alarm Control Panels. Key tasks involve inspection, cleaning, lubrication, testing, and performance evaluation of components. The contractor will also be responsible for HVAC Asset Management, including tagging and labeling all systems, and Performance Monitoring and Trend Tracking by recording key operating parameters. Minor maintenance and repairs of failed components will be performed upon COR approval. The contractor must provide all necessary personnel, equipment, tools, materials, supervision, and quality control. A detailed inventory of AC units is provided in Technical Exhibit 1.
