- Twelve (12) offices (100 ABOA each), one (1) office (120 ABOA), and eight (8) workstations (42 ABOA each).
- One (1) conference room (300 ABOA) and one (1) training room (300 ABOA).
- Reception area, server room (80 ABOA SF with 24/7 cooling), printer/copier/fax/mail room, file room, and break room.
- A 40% circulation factor is required. The facility must meet Security Level II and have transit accessibility within a 0.5-mile walkable radius. The Government prefers move-in ready / second-generation office space requiring minimal construction to reduce tenant improvement costs and support the post-award schedule.

- Post-Award Schedule: Offerors must demonstrate the ability to meet the 'AAAP Post Award Schedule' by submitting a detailed Schedule Feasibility Narrative and, if identified as the Apparent Successful Offeror, evidence of capability (A/E and General Contractors). Failure to comply or taking exception to the schedule may result in technical unacceptability.
- Compliance: Offered space must comply with all Federal, State, and Local requirements, including fire/life safety, accessibility, seismic resilience, and energy efficiency. Section 889 of the FY19 NDAA regarding telecommunications equipment restrictions also applies.
- Furniture: Existing systems furniture and furnishings may be offered at no additional cost, but are not required for technical acceptability. Proposals must be submitted through the GSA Leasing Portal (https://leasing.gsa.gov) during the Open Period (1st-7th of each month, ending 8:00 p.m. ET). Subleases will not be considered.
