Opportunity Overview
Several existing roofs at PPPL are past their useful life, leading to costly maintenance, severe water infiltration, and a risk of catastrophic failure that could negatively impact critical experimental operations. This project aims to mitigate these risks by completely replacing the compromised roofing systems.
Scope of Work
The selected subcontractor will provide all materials, labor, supervision, equipment, and expertise to replace the specified roofs. Key tasks include:
- Demolition: Removal of existing built-up roofs, membrane, cover board, insulation, metal trim, flashing, coping, and other accessories. This includes recycling stone ballast.
- New Roof System Installation: Furnishing and installing a new system comprising EPDM membrane (145 mil Carlisle Fleeceback, black), 2 layers of 2.6” ISO insulation, and ½” HD coverboard. The system must achieve a minimum R-30 average insulating value.
- Integrated Elements: Inspection and replacement of wood blocking, roof drains, gutters, scuppers, downspouts, and metal/concrete roof panels. This also includes installing new roof perimeter guardrails, higher curbs, built-up roof vents, raised expansion joints, and additional roof drains.
- Equipment Handling: Temporary relocation and reinstallation of equipment and fall protection anchor systems. Salvaging, protecting, and reinstalling all roof fans and equipment.
- Coordination: Assisting PPPL with asbestos mitigation, coordinating power disconnects (72-hour notice required), and ensuring seamless transition between abatement and new roof installation.
Key Requirements & Warranties
All materials must be furnished by Carlisle Syntec Systems and meet manufacturer specifications to obtain a minimum 30-year manufacturer system warranty and a 2-year installer warranty. Warranty coverage must include incidental membrane punctures, hail damage, and minimum 72-mph peak gust wind speeds. The subcontractor must adhere to PPPL's prime contract requirements for environmentally preferable products, maintain an effective Quality Assurance Program, and comply with PPPL ESHD 5008 and OSHA standards, including submission of an Integrated Safety Management (ISM) Plan.
