Scope of Work

The objective is to bring residences up to current standards, complete deferred maintenance, and enhance sustainability, efficiency, and comfort.

Key tasks include:

  • Removing and replacing eight (8) large electric in-wall heaters (17” x 21.5”, 1.5kW – 3kW) with programmable thermostats.
  • Removing and replacing three (3) small electric in-wall heaters (12" x 14", 1.5kW) with programmable thermostats.
  • Removing and replacing ten (10) baseboard electric heaters with programmable thermostats.
  • Removing and replacing five (5) furnaces with Lennox EL196UH070XE36B (or approved equal) series, single stage, 96% efficient furnaces with variable speed constant torque blowers.
  • Removing and replacing four (4) boilers and sidearm water heaters with Peerless Boilers Series 63 Gas Boilers (or approved equal).
  • Hauling off all removed materials to a state-approved sanitary landfill.
  • Repairing any incidental damage caused during the work. A detailed breakdown of items per house number is provided in the Statement of Work.

Special Requirements & Notes

  • A Project Manager must be assigned.
  • Site access requires coordination with the CO/COR, with 21 days' notice for work in occupied homes.
  • Work hours are 0800-1700 MSDT, Monday-Friday.
  • Deliverables include Project Plan, Safety Plan, Status Reports, Schedules, Product Data, Permits, Inspections, and O&M Manuals/Warranties.
  • Compliance with Section 508 Electronic and Information Technology Standards is required.
  • A Wage Determination document (GDN for residential construction in Colorado) is provided, which bidders must use for accurate labor cost estimation and compliance with federal labor laws.
  • No site visit is planned for this requirement.
