Purpose & Scope

This is not a solicitation, request for lease proposals, or commitment to acquire property.

- Total Site Area: Approximately 180,000 SF (±5%), encompassing building footprint, parking, circulation, and yard.
- Building Area: Approximately 35,000 to 45,000 SF, predominantly warehouse space with flexible office space (approx. 5,000-6,000 SF).
- Outdoor Yard: Approximately 37,000 to 42,000 SF of mostly contiguous paved area, suitable for container storage and truck maneuvering.
- Site Condition: Fully or substantially paved, capable of supporting heavy truck/container traffic. Properties requiring modification, expansion, or redevelopment are acceptable.
- Utilities & Infrastructure: Industrial-scale power, fire protection, and telecommunications.
- Security: Ability to support a secured perimeter and controlled-access environment.
- Zoning: Industrial / Light Industrial, or equivalent, permitting required operations.
- Location Preferences: Within 30 miles of BWI or IAD, greater Houston area, or East/Gulf Coast locations with major seaport/airport access.
