Purpose & Scope

This RFI is for market research only, aiming to identify properties that can support warehouse, logistics, administrative office, outdoor storage, truck circulation, parking, and related mission operations. The Government anticipates a single-tenant occupancy requirement and is open to lease, purchase, lease with option to purchase, or build-to-suit arrangements. This is not a solicitation, request for lease proposals, or commitment to acquire property.

Key Requirements

The anticipated facility requirements include:

  • Total Site Area: Approximately 180,000 SF (±5%), encompassing building footprint, parking, circulation, and yard.
  • Building Area: Approximately 35,000 to 45,000 SF, predominantly warehouse space with flexible office space (approx. 5,000-6,000 SF).
  • Outdoor Yard: Approximately 37,000 to 42,000 SF of mostly contiguous paved area, suitable for container storage and truck maneuvering.
  • Site Condition: Fully or substantially paved, capable of supporting heavy truck/container traffic. Properties requiring modification, expansion, or redevelopment are acceptable.
  • Utilities & Infrastructure: Industrial-scale power, fire protection, and telecommunications.
  • Security: Ability to support a secured perimeter and controlled-access environment.
  • Zoning: Industrial / Light Industrial, or equivalent, permitting required operations.
  • Location Preferences: Within 30 miles of BWI or IAD, greater Houston area, or East/Gulf Coast locations with major seaport/airport access.
