  • Outdoor Yard: Approximately 37,000 to 42,000 SF of mostly contiguous paved area, suitable for heavy truck and container traffic.
  • Building Features: Preferred clear height of 25-32 feet, modern design, minimum 3 high docks, and at least 1 ground-level drive-in door. Covered exterior loading/unloading is desirable.
  • Site Features: Full or near-full paving of operational areas, adequate circulation for large tractor-trailers, and sufficient on-site parking.
  • Utilities & Infrastructure: Industrial-scale demand, adequate power, fire protection, and telecommunications.
  • Security: Capable of supporting a secured perimeter and controlled-access environment.
  • Zoning: Industrial / Light Industrial, or equivalent, permitting warehouse, office, and outdoor storage.
  • Location Preferences: Within a 30-mile radius of Baltimore-Washington International Airport (BWI) or Washington Dulles International Airport (IAD), within the greater Houston, Texas metropolitan area, or other East Coast or Gulf Coast locations with direct access to major seaports and/or international airports.
