• A reserved elevator with direct access.
• Secure fencing for 52 surface/outside parking spaces.
• Approximately 4,690 SF for a fitness center and storage areas.
• Building must not be within 200 feet of specific uses (e.g., daycares, cannabis dispensaries, hotels).
• Compliance with Facility Security Level III standards, including extensive physical and cybersecurity measures, as detailed in Exhibit C.
• Adherence to seismic safety standards (requiring specific forms), accessibility requirements, fire protection and life safety codes, and energy efficiency (ENERGY STAR® label).
• Environmental compliance, including a Phase I ESA and freedom from hazardous materials and asbestos.
• Lessor is responsible for providing all utilities and services, including HVAC, janitorial, and snow removal.

Contract Details

• Contract Type: Lease (Solicitation)
• Period of Performance: 20 Years (15 Years Firm), with Government termination rights after the firm term with 90 days' notice.
• Rent Cap: $44.84 per Rentable Square Foot (RSF), fully serviced.
• Allowances: Tenant Improvement (TI) allowance of $55.56 per ABOA SF; Building Specific Amortized Capital (BSAC) of $25.00 per ABOA SF for security improvements.
• Set-Aside: None specified. However, a HUBZone Small Business Concern Price Preference Waiver is available. The NAICS Code is 531120 (Exception).

Submission & Evaluation
