Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work details the requirements for corrective maintenance repairs to two HVAC systems at Station Sandy Hook, MMB (Multi-Mission Building) located in Highlands, NJ. The goal is to restore full and safe operation of a malfunctioning AAON & LG Multi-V system.

The contractor shall provide all necessary supervision, materials, equipment, labor, and training to troubleshoot and repair the following:

• AAON System (Model CFA-025-C-A-3-DC0EK): Replace one compressor, one motor, and four contactors. This includes refrigerant evacuation, filter drier replacement, and system recharge per manufacturer specifications. The government will furnish specific AAON parts.
• LG Multi V System (Model ARUB168DTE4): Replace two compressors and two inverter boards. This involves refrigerant evacuation, filter drier replacement, acid testing for burnout, and system recharge. The contractor will furnish most LG parts, except for the compressor for the slave unit. The government will furnish the slave compressor.
• Additional Work: Install three isolation valves after the condenser for the LG system. The contractor shall furnish and install these valves.

All work must be performed in accordance with manufacturer specifications, including evacuation and testing procedures. Any related incidentals for complete operational ability are included.

• Period of Performance (POP): Begins upon award and must be completed no later than 10 work days. Rescheduling for inclement weather is permitted for up to 1 business day. Work hours are Monday-Friday, 0700-1800, with potential for extended hours requiring approval.

• Place of Performance: 23 Crispin Road, Highlands, NJ.

• Site Access: Contractor must provide point of contact information.

• Site Visit: Predetermined site visit dates will be scheduled.

• Pre-Construction Meeting: Required after award.

• Inspection: A Government Inspector (COR) will be available; contractor must inform COR of daily activities 48 hours in advance.

• Submittals: Contractor must submit a memo to the COR & KO detailing recovered and recharged refrigerant amounts for each system.

• Invoicing: Payment via IPP.GOV upon completion; invoices in .DOC or .PDF format. No digital login for payment.

• Materials: Must be delivered in manufacturer's sealed containers. Certificates of compliance or manufacturer labeling may be required.

• Cleanup: Daily removal of rubbish and trash; final cleanup of the work area is required.
