  • HVAC Systems: Refurbishment and replacement of four HV units (HV-1 to HV-4), including motors, fans, frames, accessories, and potential new high-efficiency fan array sections with Variable Frequency Drives (VFDs). This also covers cleaning, component replacement, new filters, preheat/reheat coils, control systems, and electrical breaker replacement.
  • Exhaust Fans: Refurbishment of seven exhaust fans (GX-1, 2, 3, 4, 5, E-1, E-2), involving replacement of motors with NEMA premium-efficiency inverter-duty motors, new variable-speed drives, bearings, seals, ductwork sealant, access doors, motorized dampers, and filters. Electrical breaker replacement is also required.
  • Piping & AC Units: Replacement of the existing steam PRV station, relief valve, and all associated steam and condensate piping. Removal and replacement of specific AC units (AC 2, ACCU1, AC 1) with new equivalent split or package systems.
  • Finishes: Sandblasting and painting structural steel for exhaust fans, and cleaning/epoxy painting mechanical room floors.
  • Controls: All new controls must interface with the existing Johnson Controls BMS system (Infinity), requiring hardware and software updates.
  • Testing & Commissioning: Comprehensive Testing, Adjusting, and Balancing (TAB) and commissioning by an independent certified firm, including pre-functional checks, functional performance testing, measurements, balancing, and controls integration. A minimum of 8 hours of instructor-led training for VA operations staff is required.
