Scope of Work
The requirement is for a contractor to provide repairs, inspection, testing, technical consulting, equipment condition assessment, and preventive maintenance performance evaluations. Key service categories include:
- Building Management System (BMS): Delta BACnet DDC Controls, including integration, repairs, and monitoring for HVAC, Central Chiller Plant, Chillers & Cooling Towers, Water & Power Meters, and Central Plant Water Treatment.
- HVAC: Preventive maintenance, inspection, and repairs, including troubleshooting assistance.
- Chillers & Cooling Towers: Monthly, semi-annual, and annual preventive maintenance, inspections, testing, water system chemical treatment, and emergency call-out repairs.
- Boilers: Semi-annual and annual preventive maintenance, inspections, testing, and emergency call-out repairs.
- Power & Water Meters: Upgrade and replacement, with full integration into the existing Delta Web BMS (currently 17 power and 16 water meters).
- Electrical: Assessments, maintenance, and repairs, including troubleshooting assistance.
- Emergency Repair Services: Response within 24 hours of notification.
The contractor will be responsible for all management, supervision, labor, materials, supplies, equipment, planning, scheduling, coordination, quality control, customer service, and obtaining necessary licenses and permits.
