Scope of Work

The project involves comprehensive renovation of the approximately 400 sq ft San Juan Mission Restroom facility, located at 9101 Graf Rd, San Antonio, TX 78214. Key tasks include:

  • Electrical System Upgrades: Demolition and installation of new heater/exhaust/light units, replacement of the electrical panel with a new exterior rack-mounted, weatherproof, lockable, vandal-resistant unit. Installation of new LED lighting, motion sensor switches, wiring, and emergency lighting. Existing electrical panels in the women's restroom will be removed.
  • Cabinetry and Storage: Demolition of existing cabinets and installation of new wood storage solutions, including a wall-mounted Western red cedar cabinet to support the water fountain cooler and a new free-standing outdoor-rated Western red cedar janitor/garden cabinet in the women's restroom.
  • Plumbing and Fixtures: Demolition and removal of existing sinks, installation of new ADA-accessible, wall-mounted stainless steel sinks with touchless faucets. Repair and replacement of supply-side and wastewater clean-outs, angle stops, and supply lines. Existing toilet tanks and bowls will remain, with supply valve and line replacements.
  • Interior Repairs: Repair of wood partition walls, repainting, and cleaning/repairing/sealing of wall and floor tile and grout. Ceiling material removed for electrical work will be replaced.
  • Temporary Facilities: Provision of ADA-compliant portable toilet trailers (one per gender) with handwashing stations and electrical power for lighting for the duration of the work.

All work must comply with NEC 2023, IPC 2021, ADA accessibility standards, and National Park Service preservation guidelines.
