Scope of Work
The project involves comprehensive renovations across three main areas:
- Phase 1 – Area B (4th Floor): Completion of minor remaining work, including furniture/equipment installation, MEP punch-list items, medical boom installation with engineered ceiling supports, AHU-1 startup and verification, and selective interior finish replacements.
- Phase 2 – Area A (4th Floor): Extensive interior construction, including partitions, gypsum board, acoustic ceilings, lighting, doors, hardware, millwork, painting, flooring, new ductwork, grilles, diffusers, CV boxes, controls, AC-5 ductwork installation, full electrical fit-out, sprinkler systems, and plumbing.
- Phase 2 – Mechanical Room (5th Floor): Replacement of the existing AC-5 unit, connection of steam, chilled water, drain piping, electrical services, modification of associated ductwork and controls, and installation of new high-pressure steam lines with PRV stations. AHU-1 and AC-5 must ensure year-round cooling.
The selected contractor must retain Premier Engineering Group, Inc. to develop the full Design-Build Package, including all drawings and specifications. Bidders must coordinate with Premier Engineering for A/E design fees to be included in their bid. General requirements include furnishing all labor, materials, tools, supervision, equipment, safety measures, drawings, rigging, permits, commissioning, and site visits. Adherence to OSHA, NFPA, VA Standards, and manufacturer specifications is mandatory, along with a one-year warranty.

Eligibility & Requirements
