  • Phase 1 – Area B (4th Floor): Completion of minor remaining work, including furniture/equipment installation, architectural and MEP punch-list items, medical boom installation with ceiling support structures, and AHU-1 startup and performance verification.
  • Phase 2 – Area A (4th Floor): Extensive interior construction, including partitions, gypsum board, acoustic ceilings, lighting, doors, hardware, millwork, painting, flooring, new ductwork, grilles, diffusers, CV boxes, controls, new roof-mounted exhaust fan, AC-5 ductwork, full electrical fit-out, sprinkler systems, and plumbing.
  • Phase 2 – Mechanical Room (5th Floor): Removal and replacement of the existing AC-5 unit, connection of steam, chilled water, drain piping, electrical services, modification of associated ductwork and controls, and installation of new high-pressure steam lines with PRV stations to ensure year-round cooling for AHU-1 and AC-5.
