Scope of Work
The contractor will provide routine semi-annual Planned Maintenance and Inspection (PM&I) for ECWs, covering structural, electrical, Building Automation Systems (BAS), controls, plumbing, fire caulking, insulation, humidity, heating, cooling systems, alarms, and safety mechanisms. Services include supplying labor, parts, and materials, with the contractor responsible for replaceable maintenance materials up to a $300 out-of-pocket threshold per equipment per year. Beyond this, billable repair work, emergency response calls, and requested repairs are covered under Time & Materials. The contractor must evaluate ECWs, provide reports, recommendations, Rough Order of Magnitude (ROM) quotes, and an updated SI-wide inventory.
Exclusions include ECWs for Smithsonian Enterprises, NY/NJ facilities, temporary units, proprietary control equipment, Smithsonian-controlled BAS, primary chilled water systems, units under other maintenance contracts, low radiation interior inspections, and defrosting.
