Scope of Work
The contractor will provide comprehensive management, tools, supplies, equipment, transportation, parts, and labor for the maintenance, repair, and replacement of automatic doors. Key tasks include:
- Quarterly Preventive Maintenance Inspections (PMI): Cleaning, oiling, adjusting, and replacing parts as needed, adhering to manufacturer specifications and ANSI A156.10, A156.19, A117.1 (ADA), and A156.27 standards. Consumable items under $25.00 per door are included.
- Unscheduled Service Calls: Routine calls require an 8-hour response during normal operating hours (Mon-Fri, 7:00 AM - 4:00 PM), with immediate (1-hour) phone/email/text confirmation.
- Repairs and Replacements: Perform repairs using manufacturer-specified parts. Door replacements, upon COR request, require a detailed proposal. All repair work includes a one-year parts and workmanship warranty.
- Estimated Workload: Appendix A indicates an estimated 52 PM instances quarterly, 16 repairs periodically, and 1 door replacement periodically.

Key Requirements & Personnel
- Technician Qualifications: Technicians must be "fully qualified" with AAADM certification and a minimum of two years of experience.
- Parts & Materials: Contractor supplies all parts and materials. Reimbursement for parts and approved equipment rental is at market prices from supplier invoices, requiring PM approval for estimated charges. Only new or equivalent quality parts specified by the manufacturer are permitted.
- Compliance: Adherence to Luke AFB access and security requirements, hazardous materials handling regulations (per Appendix D), and the latest Wage Determination (WD 2015-5469 Rev 30 dated 13 May 2026).
Evaluation Criteria
Award will be made to the technically acceptable offeror with a "Green" or better Supplier Performance Risk System (SPRS) rating and the lowest Total Evaluated Price (TEP).
