To provide comprehensive management, tools, supplies, equipment, transportation, parts, and labor for the maintenance, repair, and replacement of automatic doors at Luke AFB, ensuring continuous and safe operation in compliance with industry standards.

• Maintenance, Inspection, and Repair Service: Perform quarterly preventive maintenance, inspections, and repair services for all automatic doors identified in Appendix B. This includes cleaning, oiling, adjusting, and replacing parts as needed, using manufacturer-specified parts and tools.

• Conformance Standards: Maintain equipment according to Conformance Standards and manufacturer specifications, adhering to ANSI A156.10, ANSI A156.19, ANSI A117.1 (ADA compliance), and ANSI A156.27 standards, as well as UL or ETL listings.

• Service Calls (Unscheduled): Respond to routine service calls within 8 hours during normal operating hours (7:00 am - 4:00 pm, Monday-Friday, excluding Federal Holidays). Immediate response (within 1 hour) via phone, email, or text is required to confirm the call.

• Scheduled Preventive Maintenance Inspections (PMI): Conduct quarterly PMIs to tighten, adjust, clean, and lubricate door operators. Consumable items under $25.00 per door are provided by the contractor at no additional charge.

• Replacement of Doors: Replace doors/door assemblies upon COR request, requiring a proposal with detailed cost estimates and scope of work. Replacements must be with similar models. A one-year warranty applies to materials, equipment, and work.

• Deficiencies: One deficiency allowed annually for quarterly preventive maintenance.
