Statement of Work (SOW) / Performance Work Statement (PWS)

To remove and replace two existing boilers, one in Building 2310 and one in Building 1610, with new, fully functional boilers integrated into the existing facility infrastructure.

• Furnish and install two Lochinvar KnightXL boilers (Model KBX-1000N-M13 for Bldg. 2310 and KBX-0400N for Bldg. 1610) or equal.

• New boilers must meet specific salient characteristics: minimum 7" touchscreen LCD display, 97% Thermal Efficiency, Flow Switch, Condensate trap Neutralizer, and 10:1 Turndown Modulating burner.

• Connect new boilers to existing electric, water, and gas lines.

• Isolate existing boilers from the main loop, notifying the Project Manager if draining is required.

• Provide and install a new appliance regulator, coordinating with existing building gas pressure, with specific venting requirements.

• Install condensate neutralizer kit, plumbed to a floor drain.

• Provide new boilers with BACnet (over IP) cards.

• Re-establish existing ECS capability if currently connected.

• Install exhaust and intake ducts as per manufacturer instructions (PVC acceptable if allowed).

• Install Supply and Return isolation valves and tee connections for future emergency connections.

• Install new wye strainer on the return line with blow down valves.
