Scope of Work
This project revitalizes six officer (O1-O3 and W1-W3) family housing units in Building 1255 at MCAS Iwakuni. The work includes design, demolition, and construction for a full renovation, as well as civil site and utility demolition and construction for facilities connecting to the building.
Sustainment work includes:
- Exterior painting; repairing and painting/tiling interior walls and ceilings; repairing cracked/broken concrete sub-base.
- Replacement of deteriorated roofing and flashing, metal roof, drains, gutters, window/door screens, interior doors/hardware, closet shelving, kitchen/bathroom cabinets, fixtures, range hoods, garbage disposals.
- Replacement of all vinyl composition tile and sheet vinyl materials.
- Replacement of all sewage/domestic drain piping, cold/hot water piping, heating/cooling piping, sewage/domestic vent piping, and associated hardware.
- Replacement of all lighting fixtures, switches, electrical outlets, wiring to meet NEC, and TV, telephone, internet access receptacles/wiring; exterior lighting fixtures and switches.
Modernization work includes:
- Installation of additional lighting fixtures, electrical outlets, and TV, telephone, internet access receptacles and wiring.
- New fire protection systems.
- Site improvements such as demolition and replacement of existing mechanical, water utility, and sanitary sewer piping.
- Installation of new water meters and fire water distribution systems.
- Hazardous materials remediation (asbestos, arsenic-containing gypsum board, PCBs).
