Scope of Work
This project involves the design, demolition, and construction for the full renovation of six company-grade officer family residences within Building 1255 in the Northside Townhome Residential Area. The scope includes:
- Exterior: Roofing system, trim, gutters, downspouts replacement; exterior painting.
- Interior: Repairing and painting/tiling all interior walls and ceilings; replacement of interior windows, doors, frames, and hardware; closet shelving; kitchen and bathroom cabinets, fixtures, range hoods, garbage disposals; all vinyl composition tile and sheet vinyl materials.
- Utilities & Systems: Replacement of sewage/domestic drain piping, cold and hot water piping, heating and cooling piping, and associated hardware. Installation of new fire protection systems, water meters, and fire water distribution systems.
- Electrical & Communications: Replacement of all lighting fixtures, switches, electrical outlets, and wiring to meet NEC; TV, telephone, and internet access receptacles and wiring. Installation of additional lighting fixtures, electrical outlets, and TV/internet receptacles.
- Site Work: Civil site and utility demolition and construction for facilities connecting to the building. Repair of cracked/broken concrete sub-base.
- Hazardous Materials: Remediation of asbestos, arsenic-containing gypsum board, and PCBs.
