Scope of Work

The contractor shall provide all labor and supervision for comprehensive janitorial services for the interior and exterior of the 13,500 sq ft Lexington Fisher House, which includes 16 private suites, common areas, kitchens, and bathrooms. Services also include laundry for linens. The VA will supply all janitorial supplies, tools, and equipment. Key tasks include:

  • Daily cleaning of common areas, weekly refresh of unoccupied guest rooms, and post-checkout cleaning of all guest suites.
  • Exterior cleaning of porches, patios, parking lot, and trash collection.
  • Collection of dirty linens and stocking of clean linens.
  • General cleaning tasks such as floor maintenance, trash removal, glass cleaning, dusting, and restroom/kitchen sanitation.
  • Services are required six days per week (Sunday through Friday), with operational hours from 7:00 AM to 6:00 PM.

Eligibility & Requirements

  • Business Qualifications: Contractors must have been in business for a minimum of three (3) years and be licensed to provide Janitorial and Laundry services in the State of Kentucky, demonstrating past history of similar medical-grade services.
  • Staffing: All contractor employees must be able to communicate fluently in English (verbally and in writing). A Project Manager and an on-site superintendent/lead worker are required. A contingency plan for staffing replacement is mandatory.
  • Security: All personnel must undergo PIV vetting, background checks, and VA contractor orientation. VA-issued ID cards must be worn at all times.
  • Training: Contractors must provide appropriate training (OSHA, SDS, HIPAA, etc.) to employees, with mandatory courses to be completed within 30 days of assignment.
  • Quality Control: A written Quality Control Plan (QCP) is required, detailing workmanship, process improvement, deficiency correction, inspections, training, communication, and contingency plans.
