The facility must be of sound construction, meet Facility Security Level II (FSL II) standards, and include a minimum of 150 parking spaces (15 handicapped accessible) and a 250 ABOA SF vending facility. New construction must adhere to LEED Checklist standards (certification not required), while existing buildings are encouraged to be modernized or adaptively reused and generally require an ENERGY STAR® label. The Lessor will be responsible for all Tenant Improvements (TIs), utilities, and maintenance, with the exception of janitorial services, which will be provided by the Government. The space must comply with federal and local requirements for fire safety, accessibility (ADA, VA Barrier-Free Design, ABAAS), and sustainability.
