- Exterior Cleaning: Cleaning approximately 3,747 SF of exterior stone and brick surfaces using gentle methods (e.g., nylon brush, power washing <100 PSI with COR approval).
- Masonry Repointing: Removing and replacing approximately 375 SF of loose and cracked mortar on the chimney, around windows, doors, and the building's beltline. Any work exceeding this amount requires modification.
- Window Glazing & Painting: Inspecting and replacing glazing on approximately 16 multiple-pane steel frame windows. Some glazing contains 15% Chrysotile asbestos (Type 1 ACM) requiring NESHAP-compliant removal. Exterior wood trim and metal windows will also be painted, with specific surface preparation and brush-only application. Lead-based paint reports are provided for reference.
- Hazardous Materials: Bidders must account for lead-based paint and asbestos-containing materials identified in various reports.
- Site Logistics: On-site water and electrical services are available. Interior work must be coordinated for Tuesdays and Wednesdays. Work is restricted during the Nicodemus Homecoming event (last two weeks of July and first week of August).
