Quick Summary
The National Park Service (NPS), Department of the Interior, is soliciting proposals for Tuckpoint Masonry & Painting services at the Nicodemus National Historic Site (NHS) in Nicodemus, Kansas. This is a Total Small Business Set-Aside opportunity for a Firm Fixed-Price contract. The project involves comprehensive exterior restoration of the Township Hall building, a designated historic structure. Quotes are due by February 25, 2026, at 10:00 AM CT.
Scope of Work
The project focuses on the exterior restoration of the historic Township Hall building. Key tasks include:
- Masonry Cleaning & Repointing: Cleaning approximately 3,747 SF of exterior stone and brick surfaces using gentle methods (nylon brush first, power washing up to 100 PSI with COR approval). This also involves removing and replacing approximately 375 SF of loose and cracked mortar, including tuck-pointing the chimney, areas around windows, doors, and the building's beltline. Any tuck-pointing exceeding 375 SF will require a modification.
- Window Repair & Painting: Inspecting, repairing, and replacing glazing on approximately 16 multi-pane steel frame windows. Both the interior and exterior of these windows require cleaning, reglazing, priming, and painting. All exterior wood trim and metal window sash/frames are to be painted, with colors matching existing and selected by the COR. Surface preparation for metal frames requires cleaning to bare metal only if incompatible primers are present; otherwise, re-priming or a tie coat is sufficient.
- Hazardous Materials: Window glazing contains 15% Chrysotile asbestos (non-friable), requiring adherence to NESHAP regulations for removal. Lead paint reports from 2002 indicate no lead on prepared wood or metal window surfaces.
- Site Considerations: Work must protect the historic structure and surrounding grounds (e.g., mats for lifts/scaffolding). Interior work must be coordinated for Tuesdays and Wednesdays when the visitor center is closed. No work is permitted during the Nicodemus Homecoming event (last two weeks of July and first week of August).
