Scope of Work

• Architectural Renovations: Expansion and modernization of the surgical suite, including eight operating rooms (hybrid, orthopedic, general), support spaces, and PACU areas. Exterior renovations for new ductwork shafts.
• Structural Work: Steel support for new HVAC equipment and modifications to roof structures.
• Mechanical Systems: Upgrades to HVAC for 100% Outside Air (OA) Pandemic Mode operation, including new Rooftop Air Handling Units (AHU), chillers, ductwork, and utility piping. Detailed mechanical drawings cover demolition, ductwork, piping, airflow, and control diagrams.
• Electrical Systems: Modifications to normal and emergency electrical distribution, replacement of the emergency generator serving the surgical suite, new power distribution, lighting, and fire alarm systems. Detailed electrical drawings include demolition plans, power plans, lighting plans, and panel schedules.
• Plumbing Systems: Modifications for domestic hot/cold water, storm water, sanitary, waste, vent systems, and medical gases. Detailed plumbing drawings cover demolition, new work plans, isometric diagrams, and schedules.
• Fire Protection: Modifications to the fire suppression system and new service to emergency generators. Detailed fire suppression drawings are provided.
• Operational Constraints: Work must be performed in an active healthcare facility, minimizing disruption, with at least three operating rooms remaining operational at all times. Compliance with Infection Control Risk Assessment (ICRA) protocols, OSHA safety, and VA design standards is mandatory.
