Scope of Work
The contractor will provide all labor, materials, equipment, and supervision for the demolition and installation of new roofing systems.
- Building 46: Removal of existing EPDM and fully adhered flat roofs down to the metal deck. Installation of a built-up, fully adhered Thermoplastic Polyolefin (T.P.O.) roofing system with improved slope for drainage, new primary and auxiliary overflow drains, plumbing vent boots and caps, a new hatch rail system with an electric lift and safety handrails, and an updated lightning protection system. Spanish clay tiles are required for Building 46.
- Building 34: Removal of existing shingles and installation of approximately 12,000 sq ft of new asphalt shingles, along with replacement of plumbing vent boots and caps.
- General Requirements: Replacement of all gutters, flashings, and downspouts with new copper, including copper mesh in gutters. Exterior repairs where downspouts are replaced, ensuring all flashing is watertight and grout joints are sealed. All materials must be new, defect-free, and asbestos-free. The contractor is responsible for disposal of all removed materials, maintaining a clean work area, and complying with NFPA and OSHA standards. Parapet walls, coping, and counterflashing may need to be raised to maintain minimum termination heights, which is included in the base contract scope. Flood testing is the preferred water testing method. The contractor is responsible for any EIFS repairs resulting from flashing work and for engaging and paying for the third-party UL inspection and certification of the lightning protection system.
