• Conduct an entire system check of the second floor HVAC system to determine the cause(s) of the failed system.

• Diagnose and troubleshoot the entire second floor HVAC system.

• Provide all materials and labor for troubleshooting and repair.

• Provide detailed findings of the troubleshooting to the Park.

• Replace up to 6 faulty valves or fittings, or address other discovered issues after informing the COR.

• Use brazed fittings and refrigerant lines (no compression/crimped fittings).

• Recharge the entire second floor HVAC system with the proper refrigerant (R410A) and make it fully operational.

• Determine and provide the total amount of refrigerant needed.

• Complete an entire second floor HVAC system inspection, including pressure and vacuum testing, of the newly repaired system.

• All work must be done by code and follow manufacturer guidelines.

• Contractor must be qualified to work on the units and system being repaired.

• All parts/materials must be from or approved by the manufacturer.

• The primary contractor shall perform a minimum of 51% of the labor.

Statement of Work (SOW)

To troubleshoot and repair the existing HVAC system for the second floor of Building 26 at the Gateway National Recreation Area - Sandy Hook Unit, making the system fully operational.

• Diagnose and troubleshoot the cause of the HVAC system failure.

• Repair the existing HVAC system, which includes one 14-ton Daikin VRV-IV Heat Pump unit and four Daikin air handler units.

• Provide all necessary materials and labor for repairs and system recharging with R410A refrigerant.

• Perform a complete system inspection, including pressure and vacuum testing, to verify proper operation.

• Ensure all work complies with codes and manufacturer guidelines.

• Fittings and refrigerant lines must be brazed, not compressed or crimped.

• The system must be fully operational after repairs.
