• Install a new exhaust fan for the restrooms, matching characteristics and in the previous fan location.

• Insulate new lines per Shaw Air Force Base Design Standards, including metal jacketing on exterior lines.

• Reassemble the ceiling grid that was disassembled.

• Install all new equipment with surge protection.

• Install water alarms and water overflow protection on new equipment where applicable.

• Conduct a Test and Balance of the HVAC system in accordance with UFGS 23 05 93, measuring hot water and chilled water flow rates at both air handlers under summer and winter conditions. Balance to original design conditions and submit results.

• Total contract duration: 90 days

• Construction is expected to take approximately 60 calendar days, starting when all materials are on site.

• Hazardous Waste: Special treatment of hazardous waste and environmental implications of demolition management (e.g., fluorescent lighting tubes, t-stats) must be considered. Efforts to recycle eligible materials are required; non-suitable materials must be disposed of off-base per SCDHEC regulations.

• Refrigerants: Document and provide information on removed or installed refrigerants to Shaw AFB.

• DDC Controls: Utilize DDC controls on new equipment, including capability to shut down HVAC from a central point. Fresh air damper closure notification is required.

• Accessibility: Ensure maintenance personnel have complete accessibility to all filters, valves, controllers, etc., without removing more than one cover per unit. Provide means for air conditioning coil removal/replacement.

• Electrical Service: Install new wiring and electrical equipment based on new HVAC system design parameters.

• Software: Any software used for system programming becomes government property.

• Submittals: Include make, model number, and operational characteristics on drawings. Supply manufacturer's cut sheets. Submittals must meet or exceed SOW, Shaw AFB Design Standards, and referenced codes.

• Protection: Contractor is responsible for protecting existing facilities equipment from damage.

• Cleaning: Facility/area must be cleaned in its entirety, including exterior areas, before return to the government.

• Personnel: Requires a full-time contractor superintendent. Contractor superintendent cannot be quality controller (CQC) and safety (SSHO) simultaneously, but can be the SSHO. CQC/SSHO needed as required.

• Warranty: Minimum one-year warranty against defects in material and workmanship starting on the beneficial occupancy date.

• Permits: Contractor is responsible for obtaining all required permits.

• Working Conditions: Minimize interference with base operations and personnel. Standard hours are 0700-1700, 5 days/week. May be required to work nights/weekends. Coordinate after-hours work and utility outages.

• Asbestos/Lead Paint: No asbestos present. Refer to "Attachment 05 Ltd. Asb Survey Report 03-18-25".

• Debris Hauling: Use approved routes, enclose debris, promptly remove spills. Dispose of debris in authorized landfills/transfer stations; no on-base disposal or burning.

• Daily Reports: Submit electronic daily reports in RAKEN format with dump receipts and pictures by 0800 the following work day. Submit as .pdf with report number and date.

• Pricing: Contractor pricing must account for all updated code requirements.

• DD1354: Submit completed DD1354 upon completion of each phase with progress payment requests (starting at 50% completion). Mark as "Draft" until ~90% completion. Submit reviewed and accepted DD1354 two weeks prior to final inspection date, marked "Interim" until final inspection.
